“The Purchasers request and the Sellers agree to repair or replace, as appropriate, the items listed below. Repairs or replacements shall be done prior to closing at the cost and sole risk of the Seller. Work is to be done in a workmanlike manner, by a licensed or certified professional specializing in the work to be completed. Receipts and evidence of repair are to be delivered to the Buyer’s agent at least five days prior to closing. All items to be replaced or repaired will be done with the same or superior items. The buyer reserves the right to conduct such inspections as they deem necessary to ensure work is done, beginning 5 days prior to closing.”

“All smart home devices will convey as-is. All hubs, accessories and peripherals necessary for the devices to work as intended shall be conveyed to the purchaser upon closing. All devices will be set to factory default and the removed from the seller’s associated accounts.”
